Basic Leasing Service
If you have a house or a condo that you’d like to rent out or you’re thinking about converting it into a rental, we can help you with tenant placement and all the work surrounding that which includes, but not limited to:
- rental rate research
- marketing and advertising
- showing property
- tenant screening
- application, lease agreement and collection of initial move-in fees
- move-in walk through with report
- arrange repair work and / or any cleaning services as needed

Full-Service Property Management
We also offer full-service property management, but currently on a limited basis. If you only have one or two properties, it would usually be more cost effective for you to handle the management of the property yourself. Full-service property management includes:
- collecting monthly rents
- handling tenant complaints
- making mortgage payments or depositing funds into your bank account
- handling maintenance issues with the rental unit
- annual interior inspections to check for needed maintenance items or wear & tear that need repair
- periodic exterior inspections
- monthly financial reports and annual summary

Costs
The Basic Leasing Service cost is one month’s rent. A down payment of 25% is required to begin. Any costs associated with preparing the rental property (repairs, cleaning, etc.) will be ultimately the responsibility of the property owner’s. However, we will cover these expenses for no extra charge until a tenant has been successfully placed at which time a final, itemized bill will be given to you. Originals of all invoices from outsourced services will be provided.
The monthly fee for the Full-Service Property Management is 10% of one month’s rent.
At this time, we cannot offer Full-Service Property Management if we did not place the tenant.
Business Philosophy
Being a landlord myself for my own rental property, I have been able to use my experience to help other homeowners through the process. The most important part about rental properties in my opinion is finding the right tenant. It can be difficult and time consuming, but it is by far the most important part of the rental business. A bad tenant can not only wreak havoc on your cash-flow, but it can be extremely time consuming and costly to remove that tenant.
